南寧市商品房住宅價(jià)格空間分布特征及其影響因素研究 摘要 土地價(jià)格作為房地產(chǎn)市場(chǎng)中土地市場(chǎng)體系最具代表性和敬感性的要素，是能夠 綜合反映土地市場(chǎng)和土地供需狀況、城市土地優(yōu)劣程度和城市綜合發(fā)展水平的并 受多種因素綜合影響的重要指標(biāo)，同時(shí)也是政府調(diào)控土地市場(chǎng)的重要杠桿。地價(jià) 的高低及穩(wěn)定與否，對(duì)房地產(chǎn)市場(chǎng)起著決定性的作用，并直接影響國(guó)民經(jīng)濟(jì)的發(fā) 展和社會(huì)的穩(wěn)定。 其中住宅地價(jià)是住宅市場(chǎng)供給方與需求方之間經(jīng)濟(jì)利益關(guān)系的平衡點(diǎn)，它不 僅關(guān)系到住宅產(chǎn)業(yè)發(fā)展和住宅市場(chǎng)發(fā)育，更反映了復(fù)雜的社會(huì)經(jīng)濟(jì)關(guān)系。 本文在我國(guó)房地產(chǎn)價(jià)格的持續(xù)快速上漲、南亍城市群兩型社會(huì)綜合配套改革 試驗(yàn)區(qū)建設(shè)和南F市國(guó)土資源局開(kāi)展城鎮(zhèn)土地價(jià)格調(diào)查的背景下，在土地科學(xué)基 礎(chǔ)理論的指導(dǎo)下，借鑒國(guó)內(nèi)外研究成果，利用2006-一-2008年南宇市住宅用地 宗地出讓、轉(zhuǎn)讓調(diào)查資料，借助統(tǒng)計(jì)分析方法和GIS空間分析方法，從空間的角 度研究住宅用地地價(jià)的分布規(guī)律，試圖在城市地價(jià)空間研究理論和實(shí)踐中尋求創(chuàng) 新，從深層次理解現(xiàn)階段城市住宅地價(jià)的分布特征，為城市規(guī)劃、城市管理提供 理論和案例參考，有利于土地管理部門(mén)和房地產(chǎn)管理部門(mén)有針對(duì)性地加強(qiáng)土地市 場(chǎng)、房地產(chǎn)市場(chǎng)的管理，以及對(duì)土地監(jiān)管政策的制定提供科學(xué)依據(jù)，引導(dǎo)城市投 資方向，從而促進(jìn)房地產(chǎn)市場(chǎng)的健康發(fā)展。 關(guān)鍵詞：住宅地價(jià)，空間分布特征，影響因素，南宇市城區(qū) Abstract The price of land as the most representative and sensitive elements of land market system in the real estate market, is able to reflect the land market and land supply and demand situ at ion and the extent of city land and the citys comprehensive development level and is affected by many factors important indicators, but also an important lever of government regulation of the land market?
